Historical noble countryside hideout dating back to 18^th Century placed half way between Tuscany and Umbria, in a beautiful panoramic position with open view on the Trasimeno Lake.

Once belonged to the Grand duke of Tuscany and afterwards passed into the hands of a noble family from Paris, this prestigious property is today a Country House with Wellness centre, Spa, Restaurant and Meeting Centre.

The property is composed of a main large farmhouse measuring 2000 square metres immersed in a park of 100.000 square metres with secular plants and a beautiful olive grove with superb view on the Trasimeno Lake.

The structure of the property, dating back to 1700, is realized with old stone. The roof is with tiles and the windows are with wood.

The floor is made with original terracotta and some of the walls are beautifully frescoed.

A) The country house

The agriturism is composed of 15 two-room flats for a total of 30 bedrooms and 15 bathrooms. The apartments are very comfortable and equipped with the most modern technologies.

Some have a small garden, some others a panoramic terrace.

All the units have been carefully furnished and the atmosphere is warm and romantic, with wrought iron beds, embroidered linen Tuscan fabrics, Persian carpets and crystal table.

Each suite is equipped with strong box, hair-dryer, internet port, satellite tv and ceiling fan.

The complex also boasts a restaurant, placed in a large room with stone flooring and columns and vaulted ceilings, is the ideal setting for romantic dinners by-candle light, refined business meetings, banquets and ceremonies.

The elegant gazebo of 200 square metres makes you tasting the exceptional dishes enjoying the beautiful panorama of the Trasimeno Lake.

On the first floor of this building there is a Meeting centre placed in a beautiful room of 120 square metres with fireplace, ceilings with exposed beams and Tuscan terracotta tiles, mezzanine with library, Tuscan terracotta flooring. This area is very suitable for meetings as it is perfectly equipped with slide projector, big screen tv which can be connected to the pc, internet socket.

This room communicates with the restaurant through an internal staircase and opens into a bright terrace and a park.

In the same building is set the SPA and Beauty shop, both available for internal and external clients.

The Wellness centre is disposed on two floors.

B) The dependance

Completely immersed in the park with secular olive trees, we find this detached old stone farmhouse, whereof structure dates back to 1700 and boasts exposed stone walls, tile roof covering and wooden frames.

The building is disposed on two levels.

Ground floor: large living room with fireplace, dining room and kitchen.  All the rooms have ceramic flooring and ceilings with brick exposed vaults.

The first floor is accessed through an internal stone staircase and includes: three bedrooms with original terracotta flooring and ceilings with wooden beams and Tuscan terracotta tiles and a bathroom.

This dependance enjoys a superb view of the Trasimeno lake as the farmhouse does and is served by an easy private drive. It comprises a private park of 1 hectare with olive grove.

The property includes 6 hectares of land with ultracentennial trees and slightly hilly wood.

There is the possibility of building a shed for 200 square metres.

The enviable position of this Country House in the triangle Arezzo-Perugia-Siena is ideal for artistic journeys in the close places of interest, full oh history, with Roman and Etruscan finds and other examples of Medieval and Renaissant masterpieces, both pictorial and sculptural.
