Antica Fonte is placed in a very private and quiet position from where you can hear only the sound of Nature.

Facing south and overlooking the green rolling hills surrounding the Upper Tiber Valley is collocated at the borders of a small old village, only 8 kilometres away from  the town of Sansepolcro and at an altitude of 682 meters above the sea level.
Although not completely isolated the property enjoys a very good privacy and  the atmosphere is made absolutely perfect by the gorgeous panoramic view.

Next to a small stream as  just in front of the gate we find the main farmhouse completely constructed in old stone and disposed on three levels .
The whole ground floor hosts the beautiful old cellars paved with the original flagstones and still preserving the original beautiful beamed  ceilings .
The first floor ,   thanks  to the three entrances giving therefore  can be easily split into the independent units.
The main access happens, however, through an external covered staircase with seventeen old stones steps landing underneath a typical Loggia. From here, the main entrance opens into a wide lounge with two windows on the left and one window opening right under the loggia itself.
This room is characterized by the old stone fireplace, the beautiful floor in original flagstones, the original ceilings in old wooden beams and flagstones and by the original wooden staircase leading to the second floor.
A step on the right leads to a passageway which has: a bathroom with shower on the left, a storage and an habitable kitchen with old stone fireplace and one window on the right. An additional glazed door gives to this room, through  thirteen stone steps, a very useful access to outside.

The wooden staircase, through thirteen steps, leads to the second floor composed of: passage room, two twin bedrooms with one window, a  matrimonial bedroom with two windows, a large bathroom with bath tub and shower and one window and a matrimonial bedroom with bathroom on suite (with shower).

Back to the first floor, from the kitchen, then, a door leads to additional habitable space which, however, thanks to its independent entrance from the rear of the building, can be easily considered as a separate unit .
The open plan living room / kitchen with old stone fireplace and old stone sink opposite to it, is then characterized by cotto floor and ceilings in wooden beams and flagstones.
The central staircase with four steps in cotto and eight in wood, leads to the remaining part of the second floor comprised of passage room with window, a matrimonial bedroom with mezzanine floor on the right and bathroom with shower on the left. The floor is in handmade terracotta tiles while the ceilings are in wooden beams and terracotta tiles.

 

 

 The barn stands in a lower level and  in a closer position to the pool.

 Set on two floors  it is constructed in old stone and  comprised as follows:

On the lower ground floor  a glazed door  gives access to the living room with two small windows. On its right there is the kitchen / dining room with  one window and a glazed door with access to the lovely wooden pergola ideal for a barbecue.

 A characteristic staircase, with its twelve steps, leads to the  raised ground floor comprised of a small hallway with  a matrimonial bedroom with one window on the left; on the right two steps lead to  a small corridor  with a twin bedroom ( one window), bathroom with shower and  a door opening  into the rear of the barn.

 All the floors are in handmade terracotta tiles and the ceilings are  with original beams and terracotta tiles.

 

 The small annexe is  still in need of a complete restoration but would be ideal to create a separate suite.

 

  If we can make a personal comment we  would like to say that walking through this property the feeling is you get is like being brought back to the past; the restoration has been lead without touching the original charme that  an old CASALE TOSCANO has.

 

 In terms of usage and potential , the property is ideal for both who is looking for a family home but with much space also for family and friends and for who is looking for a rental business.
